What is DeedRead?
DeedRead is an AI-powered pre-offer due diligence tool for realtors in Toronto and Vancouver. You submit a listing (a Realtor.ca or REW link, or manual details) and upload the property documents, and DeedRead returns a scored, client-ready report in minutes. It works for strata and condo properties (the Strata-Assess score) and for freehold houses (Home-Assess). It is a screening aid, not legal, financial, appraisal, or inspection advice.
What documents can I upload?
Whatever the deal has: depreciation reports, strata minutes, a Form B, a status certificate, and title searches are all typical. You can upload just the ones you have. DeedRead reads the text in each PDF and cites its findings to the page they came from.
How long does a report take?
Usually a few minutes. Keep the browser tab open while it runs.
Do my client documents stay private?
Yes, and it is built into the architecture. Documents are parsed to text inside your browser. The original files never upload to our servers and are never stored anywhere. Only the extracted text needed for the one analysis is sent, over an encrypted connection, and it is processed on the fly rather than stored. DeedRead is PIPA and PIPEDA compliant.
How accurate is it, and can I trust the findings?
Every figure and flag is cited to the source page it came from, so you can check any finding against the document in seconds. Treat the report as a fast, thorough first read that you verify, not a final word. Findings should be confirmed with the qualified professionals on the deal before your client makes a decision.
Does it work for houses, not just condos?
Yes. Freehold houses get the Home-Assess score, which focuses on structure and condition, carrying costs, and the title search, while strata and condo properties get Strata-Assess. Both are branded together as The DeedRead Score.
What is HomeCompare?
HomeCompare runs the full DeedRead Score on two listings and puts them head-to-head: each property is scored, the profiles are overlaid on one chart, a winner is named in every category, and you get a plain-English verdict on which is the smarter buy for your client.
What is the Vault?
The Vault is a workspace for your clients and saved reports. It is local-first, meaning it lives in your browser by default; when you are signed in you also get a private cloud backup of it. Uploaded documents are never stored, in the Vault or anywhere else.
How much does DeedRead cost?
Every new account starts with 10 free reports, with no credit card. Paid Starter and Pro plans (billed monthly or annually) are available on your account page once you sign in. Team and brokerage arrangements are handled directly; email info@deedread.ca.
How do I get started?
Sign up at deedread.ca/login with Google or an email magic link, accept the short user agreement, and your 10 free reports are ready. You can also read a full sample report first at deedread.ca/sample, with no account needed.
How do I get help, and how fast do you reply?
Three ways: the support chat in the corner of every page (it can answer most questions instantly and file a ticket for anything else), the contact form on the landing page, or email to info@deedread.ca. A founder reads every message and normally replies within 1 business day.
Can I cancel, and are charges refundable?
You can cancel a subscription anytime from your account page, effective at the end of the paid period. Any charge is refundable in full within 30 days of the charge, back to the original payment method.
Is DeedRead legal or appraisal advice?
No. DeedRead is a pre-offer screening aid. It surfaces what to verify and who to ask so you can be more thorough before an offer, but it does not replace legal, financial, appraisal, or inspection advice. You and the professionals on the deal make the decisions.
