Terms of Service

These Terms of Service ("Terms") govern your access to and use of DeedRead (the "Service"). By accessing or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. What DeedRead is, and what it is not
DeedRead is an informational, AI-assisted due-diligence screening tool. It summarizes and flags items from property documents and listing information you provide, to help you screen a property.
DeedRead does not provide legal, financial, appraisal, engineering, home-inspection, mortgage, or real estate advice, and using it does not create any professional, advisory, or fiduciary relationship. Its output is generated by artificial intelligence, may be incomplete or inaccurate, and is provided to assist, not replace, your own professional judgment. You must independently verify all findings with qualified, licensed professionals (such as lawyers, appraisers, inspectors, and strata professionals) before making, or advising a client on, any decision. You remain solely responsible for your own obligations to your clients and under applicable law and professional regulation (including, where applicable, BCFSA and the Real Estate Services Act).
2. Your responsibilities
You represent that you have the right to upload and process any documents and information you submit, and that doing so does not violate any law, contract, or third-party right. You are responsible for obtaining any consents necessary to submit documents that contain other people's personal information.
3. Acceptable use
You agree not to use the Service for any unlawful, infringing, or abusive purpose; not to attempt to disrupt, overload, or reverse-engineer the Service; and not to upload malicious code.
4. Availability
The Service is provided on an "as available" basis. We may modify, suspend, or discontinue any part of the Service at any time.
5. Fees, billing, and refunds
Paid subscription plans are billed through our payment processor, Stripe; prices are shown at the point of purchase, before any applicable sales tax, which is added at checkout. Subscriptions are offered monthly or annually and renew automatically each billing period until cancelled. You can cancel anytime from your account page, effective at the end of the current paid period.
Within 30 days of a charge, we refund the unused portion of a purchase, on request, to the original payment method, limited to one refund per charge. Reports you have already generated are not refundable, as the service has been delivered. For a subscription, a refund is available only if you have run no reports in the current period; if the plan has been used, you can cancel to stop future charges, but the paid period is not refunded. Refunds normally appear on your statement within 5 to 10 business days. To request a refund, use the support chat while signed in, or email info@deedread.ca.
6. Intellectual property
The Service, including its software, scoring methodology, content, and branding, is owned by DeedRead. You retain all rights in the documents you upload. We grant you a limited, non-exclusive, non-transferable licence to use the Service in accordance with these Terms.
7. Disclaimers
THE SERVICE AND ALL OUTPUT ARE PROVIDED "AS IS" AND "AS AVAILABLE", WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
8. Limitation of liability
To the maximum extent permitted by law, DeedRead will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any decision made or action taken in reliance on the Service or its output. Our total aggregate liability arising out of or relating to the Service will not exceed the greater of the amount you paid us for the Service in the twelve months preceding the claim or CAD $100.
9. Indemnification
You agree to indemnify and hold DeedRead harmless from any claims, losses, or expenses arising out of your use of the Service or your breach of these Terms.
10. Governing law
These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict-of-laws principles. The courts of British Columbia will have jurisdiction over any dispute arising from these Terms or the Service.
11. Changes
We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
