Privacy Policy

DeedRead ("DeedRead", "we", "us") is committed to protecting your privacy and the confidentiality of the property documents you work with. This Privacy Policy explains what information we collect, how we use it, and your rights. We handle personal information in accordance with British Columbia's Personal Information Protection Act (PIPA) and Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
1. Privacy by design: how your documents are handled
DeedRead is built to keep your source documents under your control. Documents you upload are parsed to text in your browser. The original files are never uploaded to, or stored on, our servers. Only the extracted text needed to generate your report is transmitted, over an encrypted (TLS) connection, and it is processed transiently and is not stored by us. We keep no database of your documents or generated reports; your report is stored locally in your browser.
2. Information we collect
- Account and contact information, such as the email address you provide to request access or create an account.
- Document text, the text extracted from documents you choose to analyze, processed transiently as described above.
- Usage information, limited technical and aggregated usage data needed to operate, secure, and improve the service.
3. How we use information
- To provide and operate the analysis service and generate your reports;
- To communicate with you, including early-access and service updates;
- To maintain, secure, and improve the service; and
- To comply with legal obligations.
4. Cross-border processing
To generate your analysis, the extracted document text is transmitted to our AI provider, Anthropic, which processes it on servers located in the United States. By using DeedRead, you consent to this transfer and processing. Information processed outside Canada may be subject to the laws of the jurisdiction in which it is processed. We engage our providers under terms that require them to process information solely to provide the service to us.
5. Service providers
We rely on a small number of third-party providers to operate DeedRead: Vercel (application hosting), Anthropic (AI analysis), Supabase (account database and sign-in), and Stripe (payment processing; full card numbers never touch our systems). We do not sell your personal information.
6. Retention
We do not retain your uploaded documents or generated reports on our servers. Account and contact information is retained while your account is active and for as long as reasonably necessary to fulfil the purposes described here or to meet legal obligations, after which it is deleted or anonymized.
7. Safeguards
We use reasonable technical and organizational safeguards, including encryption in transit (TLS) and access controls, to protect personal information under our control against unauthorized access, use, or disclosure.
8. Your rights
Subject to applicable law, you may request access to, or correction of, the personal information we hold about you, and you may withdraw your consent (subject to legal or contractual limits). To make a request, contact us at the address below. We will respond within the timeframes required by PIPA and PIPEDA.
9. Cookies and local storage
We use only the essential cookies and browser local storage necessary to operate the service, for example, to keep you signed in and to store your generated report on your device.
10. Children
DeedRead is intended for use by real estate professionals and is not directed to individuals under the age of majority in their province of residence.
11. Changes to this policy
We may update this Privacy Policy from time to time. Material changes will be posted on this page with a revised "Last updated" date.
12. Accountability and contact
DeedRead's founder is accountable for our compliance with PIPA and PIPEDA and serves as our Privacy Officer. Questions, concerns, or privacy requests can be sent to info@deedread.ca (DeedRead, Vancouver, British Columbia) and will be answered by the Privacy Officer, normally within 1 business day. If you are not satisfied with our response, you may contact the Office of the Information and Privacy Commissioner for British Columbia or the Office of the Privacy Commissioner of Canada.
