British Columbia now requires most stratas to hold a current depreciation report. Answer two questions to see whether the strata behind a listing should already have one, or has a deadline coming up, and what to ask for.

How the rules work
A depreciation report forecasts a building’s major repairs and the money needed to pay for them. Under BC’s requirements, stratas of five or more lots in Metro Vancouver, the Fraser Valley, and the Capital Regional District were required to obtain a current report by July 1, 2026. Stratas of five or more lots elsewhere in the province have until July 1, 2027. Stratas of four or fewer lots are exempt. Reports must be prepared by a qualified professional from a prescribed class.
A missing or out-of-date report is not automatically a dealbreaker, but it is a gap worth raising before your client removes subjects, because it is exactly where surprise repair costs and special levies hide.
